The AVG. SALE PRICE in AUGUST continued the double digit increase over AUG LY as did all counties on a YTD measurement as well. Rutherford was the highest at 27.6% while Cheatham was the lowest in the month of August with 11.8% increase over LY.
Unit Sales in AUGUST continued to decrease substantially again in all counties. YTD through AUGUST now shows decreases in all counties except Robertson & Montgomery.
Inventory supply going into SEPT. has increased the last 2 months due primarily to the decrease in unit sales over the same time frame. Four counties now have 2.0 + months of supply, and all others range from 1.5 upward.
The number of Days on Market in AUGUST vs. JULY increased by a day or two in most counties. Rutherford was the lowest with 9 DOM, & others ranged upward to 16 days.
New Home Sales continues to be as high as 36.7% in Wilson, and 16.1% in Cheatham. New homes ranged 25% of all homes sold during last 12 months.
