Real Estate Market Report May 2021

The AVG. SALE PPRICE in May 2021 generated double digit increases in all counties over April 2020 and YTD. The range of increase YTD has a low of 14.9%+ in Sumner and a high of 33.8%+ in Williamson. Median Prices increased YTD, ranging 11.4% to 19.7% higher.

Unit Sales in May 2021 in Davidson increased 30.7% higher than 2020, but Robertson declined to -16.3% below last year. YTD Rutherford fell below same time frame last year by -0.5%, and Cheatham closed -10.2% fewer homes compared to YTD 2020. Available inventory going into June remains critically low. No county has a full month of supply when UC-Showing is factored out. Cheatham has 0.7 Months of Supply-the highest of the counties monitored. Other counties are 0.4 or 0.5 mo supply. The number of Days on Market for May in Davidson was 16. In Rutherford, the DOM was only 6. YTD Cheatham DOM was 24 while Rutherford was 10 days on market.
