Year End Market Reports December 2016

It’s no secret that Nashville is growing at an alarming rate, just in one year alone from 2015 to 2016, we have heard numbers between as many as 80-100 people moving to Nashville every day. The real estate in all counties has increased over the past year, and surely it will continue into 2017. With all of the new already approved construction projects ahead and all of the new projects being proposed, Nashville will only continue to bring in more people to call it home. Davidson County holds the highest percentage of increase in home sales and Williamson County came in with the lowest percentage. As we go into yet another great year in real estate, we hope to see these numbers continue to increase for all counties.

Sales prices increased in all counties in 2016 compared to 2015. Four counties continue to have double digit increases with Davidson leading at 12.0%. The remaining counties show more than a 5% increase in home sales average prices–with Williamson reporting the lowest at 6.3%.
Unit Sales for the month of December 2016  vs. December 2015 were up significantly in four of the 7 counties. Davidson and Williamson are both showing decreases in Units Sold for Dec. 2016 vs. Dec. 2015.

Months of Supply remains quite low. Wilson has the most supply with 2.3 Months, while Rutherford continues to be the lowest at 1.3 Months. The Under Contract-Showing numbers are not in this calculation.

New Home Sales jumped to 35.8% of total SFH sales in Williamson and Robertson is lowest at 9.6%. All other counties are in the 20% to 25% range of new homes sold vs the total number sold.
