Brentwood is a city made up of dozens of distinct communities, and that distinction matters more than most buyers realize until they’re deep into a search. Brentwood sits about twenty minutes from downtown Nashville, just minutes Franklin, and within its borders you’ll find everything from beautifully appointed townhomes to gated estate enclaves on private acreage, each with its own character, price point, and school zoning.

I’ve spent over 15 years getting to know these communities from the inside, and this guide is organized around that experience. It’s built by price tier and grounded in current market data.

Why Brentwood Keeps Drawing Discerning Buyers

Location

Brentwood sits at a genuine crossroads. Downtown Nashville is about 20 minutes away. The Cool Springs and Franklin business corridor is 10 to 15 minutes drive away. Maryland Farms, home to several major corporate campuses, is just 5 to 10 minutes from most central Brentwood addresses. For buyers coming from larger metros, the access to Nashville without being in the middle of it is a very real draw.

Character

Mature tree canopy, a predominantly single-family residential character, and a city that has been deliberate about managing commercial growth all add up to something that’s genuinely hard to replicate in newer suburban markets. Brentwood feels settled, and my clients feel that as soon as we start driving around during our home tours. It has an identity that took decades to build.

Schools

Williamson County Schools earns a 10/10 district rating from GreatSchools, with district-wide math proficiency at 66% and reading proficiency at 69%, compared to Tennessee state averages of 34% and 37% respectively. Brentwood High School holds a 9/10 GreatSchools rating, and Granbery Elementary is rated 10/10. School zoning is something I always verify by address before a client settles on a neighborhood.

What Homes Cost in Brentwood

Brentwood’s average home value is $1,367,356, up 2.2% year over year, per Zillow (2026). Redfin puts the median sale price at approximately $1.6M as of early 2026, up 16% from the prior year. A Note on Entry-Level Options

Brentwood does have condos and townhomes starting in the $300s to $700s. Communities like St. Martin Square, Barrington Place, and Gateway Village offer access to Williamson County Schools at accessible price points. This guide focuses primarily on the single-family home market.

Established Neighborhoods (~$700K to $1.2M)

These are Brentwood’s foundational single-family neighborhoods, established and well-maintained, with mature landscaping and the kind of community identity that takes decades to develop.

Stonehenge offers easy Nashville access via Franklin Road and I-65, with homes ranging from 1,600 to 5,000 sq ft on half-acre lots and a median sale price around $765,000. Eighty acres of common space, including tennis courts, playgrounds, and picnic areas, give it more community infrastructure than most neighborhoods in this price range.

Carriage Hills sits under two miles from Cool Springs Galleria and under a mile from Ravenwood High School, with a median home price of approximately $895,000. Consistently in demand and genuinely convenient.

Brenthaven is one of Brentwood’s oldest and most established neighborhoods, east of I-65 and south of Concord Road, with easy access to Crockett Park. Homes range from approximately $700K to $2M, with most inventory sitting in the $800K to $1.1M range. Settled, character-filled, and a neighborhood that actually feels like one.

Brentwood Chase clusters off Old Hickory Boulevard near Granbery Elementary (rated 10/10 on GreatSchools) and Granbery Park. East Brentwood communities like this one generally carry more accessible price points than west-side gated neighborhoods, which is worth knowing for buyers calibrating their search.

Southern Woods is a quieter, nature-adjacent community near Owl Creek Park, south of Holt Road between Edmonson Pike and Nolensville Road. Homes range from approximately $800K to $2.5M depending on lot and size. The proximity to green space is the defining lifestyle feature here, and it registers immediately on a first visit.

Amenity-Rich Communities (~$1M to $2.5M)

These communities combine quality construction with strong neighborhood infrastructure, including pools, trails, clubhouses, and active programming. They appeal to buyers who want a home and a community experience.

Taramore is well known as one of Brentwood’s most active neighborhood communities. Built around a renovated 1845 historic home that now serves as the clubhouse, it features an Olympic-sized pool, tennis courts, a gym, media room, and miles of walking and biking trails connecting directly to Crockett Park, the YMCA, and Marcella Vivrette Smith Park. Townhomes start in the mid-$700Ks, and single-family homes run from approximately $1.1M to $2.2M. The neighborhood events, including seasonal celebrations and community gatherings, make Taramore genuinely distinct in a market where many subdivisions are much quieter. Located near Clovercroft Road and Wilson Pike with strong I-65 access.

Whetstone offers homes from 3,200 to over 5,500 sq ft with a median sales price just over $1M. Brick and stone exteriors, gourmet kitchens, and coffered ceilings are common throughout. The finishes here tend to run a step above comparable price points elsewhere in the city.

Raintree Forest sits roughly equidistant from downtown Brentwood, downtown Franklin, and Nolensville, which makes it a practical option for buyers whose work or lifestyle pulls in multiple directions. Homes range from approximately $900K to over $3M, per Redfin, with both resale and active new construction phases currently available.

Witherspoon spreads across 263 acres with 153 home sites. It offers gated newer construction with trails, a clubhouse, and pool amenities. Most available inventory is priced in the $1.5M to $2.5M range, with select estate properties going higher. A strong option for buyers who want newer finishes and community amenities in a private setting.

Luxury Estate and Gated Communities (~$1.5M to $6M+)

Brentwood’s estate communities offer something different from square footage alone. They carry a level of privacy, architectural distinction, and long-term value that draws discerning buyers from across the country. Knowing the differences between them matters, and that’s where local expertise earns its place.

Annandale is Brentwood’s most recognized double-gated estate enclave, with approximately 180 home sites off Old Smyrna Road. Two pools, a cabana, tennis courts, and walking trails. Homes run from approximately $1.5M to $6M+, with primary suites, custom millwork, and architectural standards that give the community a cohesive, elevated character. No golf component here. The draw is privacy, permanence, and one of the most established reputations of any gated community in Middle Tennessee.

Hampton Reserve is a guard-gated estate community with active listings averaging $3,898,980 as of May 2026, with the highest-priced listing at $5,250,000, per Redfin. Large lots, understated presence, and a quieter profile than some of the more active gated communities. Buyers here value that deliberate sense of seclusion.

Windstone offers European-inspired architecture in a gated setting, with homes typically ranging from $900K to $4M+. A blend of established and newer construction inventory, and a community that suits buyers who want that architectural character with the privacy of a gated entry.

New Construction Communities (~$1.9M to $8M+)

Some of the most active and interesting inventory in Brentwood right now is in new construction, and several newer communities are worth a close look for buyers who want exceptional finishes without a renovation timeline.

Cielo is Brentwood’s newest ultra-luxury enclave, a gated community of just 10 custom estate homesites spread across more than 40 acres off Old Smyrna Road, the same scenic stretch as Annandale. Homesites range from 2 to nearly 8 acres and are priced from approximately $2.25M to $8.25M, with five of the ten lots offering panoramic views of the Nashville skyline. Every home is custom-built through one of four approved architecture firms in the Cielo Design Guild, so finished homes are expected to reach well into the $9M range. Developed by CPS Land and Parks 360, per Cielo, this is about as exclusive as new construction gets in Brentwood, and exactly the kind of community where knowing the lots and the build process before you commit makes all the difference.

Callie by Grove Community is a 70-home hamlet-style development drawing architectural inspiration from Florida’s 30A coast, featuring courtyard construction, a European village aesthetic, and homes designed to feel connected without sacrificing privacy. Homes range from approximately $1.87M to $3.3M, per Nashville Home Guru. A community amenity center with a resort-style pool, outdoor spa, and gathering pavilion is expected to complete in 2026. HOA fees are approximately $295 to $325 per month.

Arcadia by Drees Homes offers estate-sized lots from half an acre to over an acre, with active listings from $1.92M and recent closed sales ranging from $2.2M to $2.6M as of early 2026, per Redfin. New construction with immediate Williamson County school access.

Calistoga by Turnberry Homes is a newer estate community set on Sam Donald Road in the Brentwood countryside, near Concord Road and I-65. It features spacious one-acre homesites and all-brick homes with four to five bedrooms, high ceilings, gourmet kitchens, and three-car garages, along with open green space and walking trails throughout. The median home price sits around $2.2M, per Williamson Source. A refined option for buyers who want acreage and architectural consistency close to central Brentwood.

Rosebrooke is one of the most active new construction communities in Brentwood right now, with 248 homesites on 365 acres at the intersection of Sunset and Split Log Roads. Custom builders including Ford Classic Homes, Insignia Homes, and Aspen Construction are active on site. Sale prices have ranged from $3.0M to $6.3M with a median around $4.0M, per builder and public records. For buyers who want to build at the upper end of the market without compromising on land, this is one of the most significant opportunities in Brentwood today.

Raintree Reserve and Primm Farm are also seeing active new construction inventory currently, and are worth asking about if new builds in the $1.5M to $3M range are on your list.

Governors Club

Governors Club is in a category of its own within Brentwood. It is the city’s only guard-gated golf and country club community, anchored by an Arnold Palmer Signature golf course, with dining, fitness, tennis, and pools available to residents.

HOA fees run approximately $400 to $600 per month depending on the phase and property type. Always verify directly with the Governors Club HOA, as fees vary by section. Golf and club membership involves separate initiation and monthly dues. Full details are available at thegovernorsclub.com.

What surprises most buyers who haven’t been inside the gate is how much range exists within this community. Smaller patio homes can come in closer to $700K to $900K, while full estate properties push well past $3M. For buyers drawn to club amenity living with a championship golf course just outside the door, nothing else in Brentwood quite compares. Knowing which section of the community suits what you’re looking for is exactly the kind of conversation I love having before a buyer starts touring.

Parks, Commutes and Daily Life

Crockett Park anchors Brentwood’s outdoor life, with 164 acres of athletic fields, walking trails, and the Eddy Arnold Amphitheater hosting the Summer Concert Series and the annual 4th of July celebration, per the City of Brentwood Parks Department. Marcella Vivrette Smith Park and the Deerwood Arboretum and Nature Area add additional green space that is walkable from many of the neighborhoods in this guide.

On commutes: I always suggest doing a test drive during actual rush hour before settling on a specific address. The I-65 corridor during peak hours is a different experience than a Saturday morning. Nashville International Airport is approximately 20 to 25 minutes from most Brentwood addresses, worth factoring in for anyone who travels regularly for work.
