Monthly Real Estate Market Reports May 2020

MAY Results were surely impacted to one degree or another by the massive changes in the way people are living due to the coronavirus pandemic. However, with the exception of Davidson & Williamson the sales price increases remained better than last year for the Month of May.

All counties continue to have prices in May 2020 that were better than May 2019 on a YTD basis. Robertson had an increase of 16.7% YTD and was the highest. Williamson is reported a 2.1% improvement over 2019 and had the least improved sales price. Median Prices continue to be better than 2019 prices as well.

Unit Sales in MAY 2020 were down in every county except Cheatham which continues to have a 10.5% improvement over last year. Year to date, only five (5)counties have unit sales better than May 2019.
Available inventory going into June was very slightly better than the prior month in a couple of counties, but continues to be low-ranging 1.4 months in Sumner and 2.6 months in Montgomery. The YTD reporting period shows a slight decrease in DOM in most counties .

New Home Sales to Total Homes Sold had little movement and remains consistent to most recent months. There are slightly higher percentages of New Home Sales in about half of the 9 counties reporting.
