Monthly Real Estate Market Reports March 2020

All counties had higher average sales prices in March 2020 than in March 2019. On a YTD basis, only Maury had an average sales price lower than the same time frame in 2019. YTD Median prices are higher in all counties as well, with Montgomery at the highest at 17.3%.

Unit Sales in Davidson, Wilson, Maury, & Cheatham all reported fewer closed sales in March this year compared to March last year. However, only Maury reported fewer closes on a YTD basis.
Available inventory going into April continues to be quite low. The range is 2.4 Months to 1.4 Months of supply when Contract/Showing is taken out of the equation. The YTD reporting period shows a slight decrease in DOM in most counties and ranging 48 Days in Cheatham and 41 days in Maury.

New Home Sales to Total Homes Sold has little movement and remains consistent to most recent months. There are slightly higher percentages of New Home Sales in about half of the 9 counties reporting.
