Monthly Real Estate Market Reports June 2020

JUNE Sales Results showed sales prices that continue to be better than Last Year in all counties with the exception of Davidson which was 1.2% less. On a YTD basis, all counties showed improved prices over LY in both actual Sales Prices and Median Price.

Robertson had the highest increase of 13.2% YTD while Davidson posted a 2.3% increase YTD. Median Prices continue to be better than 2019 prices as well.

Unit Sales in June 2020 were down in Davidson, Williamson, Sumner, & Maury. Davidson had 15.2% fewer closes, Williamson had 8.1 fewer closes & Maury had 19.2%. YTD through June Davidson reported 9.9% fewer sales, while Williamson had 4.8% fewer, Sumner had 0.6% fewer, and Maury had 10.2% fewer sales than LY for same time frame.

Available inventory going into July was less than it was in June, with all counties except Rutherford reporting fewer months of inventory. Supply ranges from a low of 1.0 month to a high of 2.1 mos .

New Home Sales Percent to Total Homes Sold increased in all counties except Cheatham. Four counties report 30%+ in New Home sales now. Wilson reports 35.3% and is the highest. Robertson is least with 19.1%.
