JULY 2020 MONTHLY MARKET REPORTS

JULY Sales Results showed sales prices that continue to be better than July 2019 in all counties with Robertson posting a 24.2% increase and Summner reporting a 20.2% increase over 2019. On a YTD basis all counties showed prices better than LY in both Actual Sales Prices and Median Price.

Unit Sales in JULY 2020 showed a decrease in closed units only in Davidson County. However on a YTD basis Davidson, Williamson and Maury all reported fewer unit closings. Robertson, Cheatham and Montgomery showed substantial improvement in unit closings YTD through July 2020.

Available inventory going into August was less than it was in July, and Davidson dropped from 2.2 months of supply to 1.5 months. The other counties reported slightly less supply than in June. Supply ranges from a low of 0.9 months in Montgomery to a high of 2.2 mos. in Davidson. New Home Sales Percent to Total Homes Sold showed no substantial difference compared to prior months. Four counties report 30%+ in New Home sales now. Wilson reports 35.3% and is the highest. Robertson is least with 19.1%.
