The Banks at Brownland: What Franklin’s Newest Development Could Mean for Our Community

by | Jun 27, 2026 | Articles

The short version. BLVD Capital has proposed The Banks at Brownland, a 233 acre sports and mixed use development on the historic Brownland Farm in Franklin, with the Nashville Predators, Tennessee Titans, and Nashville Soccer Club as partners. Supporters see a major lifestyle and amenity upgrade for Williamson County, while some neighbors raise real concerns about flooding, traffic, and the loss of the area’s rural character. Franklin and county officials are now reviewing the plan through the city’s approval process, with a possible 2027 groundbreaking. Whatever happens next, projects like this signal continued confidence in the Franklin real estate market, and they are worth understanding before you buy or sell nearby.

Every so often a piece of local news comes along that gets the whole community talking. The proposal for The Banks at Brownland is one of those. As someone who has spent years guiding families through buying and selling across Franklin, Brentwood, and Williamson County, I pay close attention when a project like this enters the conversation, because the questions it raises are exactly the ones my clients ask me.

So let’s look at what is actually being proposed, why so many people are excited, why some of our neighbors have real concerns, and what all of it means if you own a home here or are thinking about a move.

The Banks at Brownland Proposal

A Brentwood based development group, BLVD Capital, has unveiled plans to reimagine the historic Brownland Farm as a sports anchored, mixed use community called The Banks at Brownland. The property sits on roughly 233 acres along Hillsboro Road near Mack Hatcher Parkway, just outside downtown Franklin. For more than 60 years, Brownland Farm has been a beloved equestrian property that hosted local, regional, and national horse events, so this is meaningful land with a long history in our community.

The early plans describe an ambitious mix of recreation, wellness, and gathering spaces. The centerpiece would be an approximately 100,000 square foot ice facility with two sheets of ice, which the Nashville Predators would operate long term if the project is approved, in partnership with the Sports Authority of Williamson County. The plans also call for eleven multipurpose fields for football, soccer, and lacrosse, with youth programming connected to the Tennessee Titans and Nashville Soccer Club. A golf practice and training facility would occupy more than 60 acres, with a long driving range, a large number of hitting bays, a short game area, and modern instruction technology developed alongside PGA professional Brooks West of Franklin Bridge Golf Club. Rounding it out would be neighborhood oriented retail and services, including the possibility of restaurants, a grocery store, fitness, and medical offices, along with land set aside for a permanent home for the nonprofit GraceWorks Ministries.

The project is just entering Franklin’s review process, with the Williamson County Commission and the Franklin Board of Mayor and Aldermen weighing the proposal through the city’s planning channels. If it moves forward, the development team has said it hopes to break ground in 2027.

The Opportunity for Williamson County

It is easy to understand the enthusiasm. Williamson County remains one of the most sought after places to live in Tennessee, and amenities like these speak directly to the lifestyle that draws people here. Anyone with a young athlete in the house knows how far you sometimes have to drive for quality ice time, fields, and training. A destination of this caliber, anchored by trusted local sports organizations, would keep more of that activity close to home.

This also reflects a broader pattern I see across the country. Developments that blend recreation, wellness, retail, and community space have become increasingly popular in affluent markets, precisely because they offer the kinds of experiences today’s residents and newcomers are looking for. As people continue to relocate to the Nashville area, destinations like this only add to the appeal of calling Franklin and Williamson County home.

Brownland Farm Concerns: Flooding and Traffic

At the same time, I want to be honest and respectful about the fact that not everyone is celebrating. Those concerns are heartfelt, and they are legitimate.

The Brownland Farm property sits near the Harpeth River, and flooding is part of this community’s lived memory. Neighbors who experienced the 2010 flood remember water surrounding their homes, and many of them value the open land and tree buffers that currently help absorb heavy rain. Questions about how a development of this size would affect drainage, both on the site and downstream, are reasonable, and they deserve careful study. Residents have also raised thoughtful concerns about traffic along stretches of Mack Hatcher Parkway, about school capacity, and about the gradual change to a quieter, more rural part of Franklin.

For longtime residents who chose this area specifically for its open character, none of these are small considerations. They reflect a deep love for what makes this community special, which is the very same quality that makes Williamson County so desirable in the first place. This land has been the subject of community conversation before, and to me that history is a sign of a community that takes its planning seriously.

A Local Real Estate Perspective

Here is how I see it. I think this project has the potential to be an exciting and unique addition to our community. Developments like this are becoming increasingly popular in affluent markets across the country because they provide the kinds of spaces, amenities, and services that current residents, and people considering a move to our area, are genuinely looking for. As people continue to relocate to the Nashville region, having destinations like this only adds to the appeal of calling Franklin and Williamson County home.

One of the things I have always admired is how well Franklin and Williamson County have managed growth. A project of this scale will certainly require significant planning and careful infrastructure consideration. Even so, our community has consistently found ways to balance progress with preserving the character and charm that makes our area so special. Thoughtful review, honest dialogue, and real attention to issues like flooding and traffic are exactly how we have protected what we love while still moving forward.

What It Means for Franklin Home Values

Whether or not The Banks at Brownland is approved in its current form, a proposal like this is worth paying attention to. Significant private investment, especially from organizations as established as the Predators, Titans, and Nashville Soccer Club, reflects lasting confidence in Williamson County. Amenities, recreation, and quality of life all play a role in why this market stays so strong and so desirable over time.

If you own a home near the proposed site, you may be wondering how a development like this could affect your property’s value or your timeline. If you are considering a move to Franklin or the surrounding area, you may be weighing how a project like this fits the lifestyle you are looking for. These are exactly the conversations I have with clients every day, with hyperlocal knowledge and a clear eyed view of both the opportunities and the trade offs.

If you would like to talk through what this could mean for your specific neighborhood or your next move, I would love to connect. Understanding our market is about far more than the numbers. It is about understanding the community we are all proud to call home, and peace of mind is one conversation away.
