Monthly Market Report for Single Family Homes

Average Sales Prices in APRIL 2019 are remain better than APRIL 2018-in all but Wilson County. Year-to-Date, all counties had increases in sales prices & median sales prices over the same time frame in 2018. Wiliamson County’s average sale price YTD, is currently at $604,702, a 5.9% increase over last year.

Rutherford, Wilson & Robertson reported fewer Closed Units in April compared to April last year. YTD six of the nine counties reported fewer sales than prior year, while maintaining or increasing the average sale price.
Available inventory moving into May is relatively unchanged from last month. The sales pace has been quite effective in absorbing the new inventory coming to market. In fact, DOM was less than last month in all counties except Williamson which remained at 38 days.

New Home Sales Percent to Total Homes Sold is still consistent with prior months. Maury’s increased building of new homes has boosted the percentage sold to 32.6% – now holding the top spot at 32.6%. The lowest contribution of new home sales to total sold falls to Robertson, coming in at 12.4%.
