NOVEMBER 2019 MONTHLY MARKET REPORTS
Average single family real estate homes sales prices in Nov. 2019 remained higher in all 9 counties, when compared to last year. The same was true when prices were compared to 2018 YTD. Davidson has the highest price increase for the month of November over prior year of 16.3%, and YTD is showing a 9.4% increase.
All counties except Davidson and Robertson report more closed units in the month of November compared to last year for the month. YTD, only Davidson reported fewer closed units compared to same time frame LY at just 2.4% less than last year.
Available inventory going into December showed little change in any county and months of supply remains steady. Counties report 1.7 to 2.7 months of supply. It’s interesting to note that on a YTD basis, only Montgomery had fewer DOM. All other counties report more days on market compared to same time-ranging from 1 day to 6 days more.
New Home Sales to Total Homes Sold is seeing little change from prior months. Four of the 9 counties have 30% or more in new construction sales. Robertson reports a low of 11.4%. Davidson is now reporting 20.1% New Construction vs. Existing Sales.
