Whether I am out to dinner with friends, walking off the tennis court after a match, or checking out at Trader Joe’s… no matter where I am, our crazy Middle Tennessee real estate market seems to be the topic of conversation!

No matter who I am with, the question is always the same… “Is now the right time to list…or should I wait?”

Here is my answer:

If you are thinking about selling your home, there is absolutely no better time than now. The market… and eager buyers are waiting!

Here are the top 5 reasons why I believe this.

1. Home inventory levels are at a record low.

In January we thought we had found the bottom of inventory levels with only 811 available homes for sale in Williamson County. How wrong we were! In February inventor]y levels dropped by another 10% with only 704 Active listings!

2. Interest rates are climbing.

Higher rates means less purchasing power for buyers planning to use a mortgage. With the threat of additional rate increases throughout 2022, buyers are anxious to find homes NOW so that they can lock in rates.

3. Middle Tennessee continues to attract corporations and corporate headquarters.

The new businesses moving to Middle Tennessee continue to bring relocating families to Williamson County. Because of our inventory shortage, families who know they need to make the move are shopping NOW so that they can be assured of finding their new home. In many instances, buyers are making purchases that they don’t plan to move into for months. It has become a huge win for our local sellers as they are often benefitting from the luxury of having their homes sold, but being able to continue living in them while they do their own “house hunting.”

4. Multiple offers are everywhere.

The combination of extremely low inventory, urgency around raising interest rates, and future relocation families shopping now…have created intense competition for those few homes that are hitting the market. It is not uncommon for new listings to receive 5, 10, 15 or even more offers in the first few days of being listed.

5. Offer prices have never been higher.

Low supply + high demand = multiple offers with significant price tags attached. In February 2022, 53.2% of the homes sold in Williamson County were sold for over list price and for a whopping 25.4% more then they did in February of 2021!
