Nashville Area Real Estate Market Reports Februrary 2019

While 2019 is still young, it appears trends from the past few months will continue into the new year-with little noticeable changes thus far.

Avg Sales Prices in February 2019 are still better than February 2018-in all but two of the 9 counties that are now being reported. The same is true for Year-to-Date. Only Maury County has a median sales price that is slightly less now than a year ago.

Williamson, Rutherford, & Wilson reported fewer Closed Units in Feb. 2019 compared to the same time frame last year. All others continue to outperform last years closed SFH sales.

Available inventory moving into March is up slightly compared to a month ago. Rutherford & Montgomery report the lowest levels at just 1.8 months of supply, with all others averaging 2 to 2.9 Months. New Home Sales Percent to Total Homes Sold is still consistent with prior months. Cheatham reports 15.5% of homes sold are New, and Montgomery reports 21.5% are New.
