Rosemary Beach
Located on the east end of highway 30A, Rosemary Beach real estate rests along 107 acres, including gulf front real estate, whose essence comes from the careful arrangement of its public spaces and private homes. Neighborhoods are interconnected by a network of pedestrian lanes, footpaths and boardwalks that lead to all public areas. The community’s pedestrian scale ensures that everything is within no more than a five minute walk.
Foot paths, butterfly gardens and dune walkovers are just some of the outdoor community activities offered at Rosemary Beach. Other amenities include the beach, the Town Center, tennis courts, swimming pools, etc.
Rosemary Beach is one of the iconic jewels of the 30A stretch, with picturesque backgrounds and Gulf-front restaurants and events. This quaint European-like environment is the epitome of a perfect vacation and provides everything you need to make it a fun and relaxing stay. Seacrest
Close to everything, and yet somehow quite relaxed, Seacrest is an ideal place to reconnect with friends and family. In addition to Seacrest’s gorgeous beaches, there’s also a 12,000 square foot swimming pool hidden in the expansive Seacrest neighborhood. If you can find it, and if you’re a property homeowner or rental guest, it’s certainly worth checking out.
Peddlers Pavilion is a fun spot in Seacrest where kids can splash around, vacationers can rent bikes and all can enjoy a unique selection of food and shopping experiences – including Peddlers Pub, 30A Bagels & Coffee, The Sweet Peddler candy and ice cream, and more!
Alys Beach
Alys Beach is a seaside town like no other, including the finest culinary talents on the coast, shopping suitable for those with distinctive taste, outdoor activities on an exclusive beachfront and miles of nature trails, and a state-of-the-art wellness center. Watersound

At the easternmost end of 30A lies a beach lover’s paradise. Inlet Beach is home to the area’s largest regional beach access. Inlet Beach stands out amongst its small-town neighbors with the easy accessibility to major shopping and grocery stores, which is often difficult to find in quaint beach towns. Seagrove
Seagrove is increasing in traffic and becoming a popular tourist destination along highway 30A. Residences, condominiums, shops and restaurants are springing up in the area, inviting more people to experience the laid back, yet luxurious Seagrove community. Seagrove is the perfect beach community for families looking for a classic Florida vacation vibe, from water activities to biking to sugar-white sand.
At just over 2 miles long, the unplanned community of Seagrove has more public access beach points than any other on highway 30A. It’s a true mix of old and new Florida, classic homes next door to brand new modern ones. Seagrove is opening a new Regional Beach Access in 2021, making beach access even easier.
Seaside
Seaside has had remarkable success with its one-of-a-kind architecture and coastal charm coming to life, growing to have more than 300 cottages — many of which are available for rent. The cottages range from small enough for a couple to big enough for several generations to gather together. A home in Seaside will give you the space to continue creating lasting family memories.
No matter what your stay in Seaside looks like, your worries will float away in the ocean breeze that lines the shore and spills into Central Square. Seaside is a gathering spot for families and friends to come together to enjoy local art galleries, shop at boutiques and comb through book collections. The streets in Seaside were ultimately designed in favor of walking pedestrians, but also allow automobile and parking access.
Seaside is known for its late-20th-century New Urbanist design, as well as pastel-colored houses featuring porches and white picket fences, also featured as the picture-perfect backdrop in The Truman Show starring Jim Carrey.
Seaside Neighborhood School serves 5th through 8th grades and is located in the iconic beach town of Seaside, Florida. Located on the campus of nearby Northwest Florida State College, Seacoast Collegiate High School serves 9th through 12th grades offering students the ability to graduate high school with an associate college degree.
WaterColor
Just down the road is WaterColor, home to the award-winning Fish out of Water restaurant, panoramic views of the Gulf of Mexico and outdoor activities at Western Lake. There are three types of accommodations in WaterColor: self-contained homes, condo-style suites and the newly renovated sixty-room Inn. Halfway down highway 30A lies Grayton Beach, a creative haven with endless natural beauty. Grayton beach is one of the original beach neighborhoods along highway 30A and has become a creative space for artists, musicians, chefs, etc. Grayton Beach is home to art galleries, a world-famous funky dive bar (The Red Bar) and Grayton Beach State Park. Head into Grayton Beach State Park via paddleboard, kayak or canoe to become one with nature and admire the natural beauty of South Walton.

Blue Mountain Beach
Blue Mountain is the epitome of relaxation, food and family. This beach neighborhood features a multitude of restaurants with live music and famous fresh Gulf seafood, including Red Fish Taco and Johnny McTighe’s. Where there are family-friendly game rooms, there are also adult-friendly happy hours.
The area is home to South Walton’s highest elevation and gets its name from the blue lupine flowers that sway in the coastal breeze. Aside from a few local businesses, Blue Mountain consists mostly of private residences.
Blue Mountain offers more rustic house, condo, apartment and cottage options. Blue Mountain’s unspoiled, rustic landscape is found in wooded communities, including Forest Lakes and Draper Lake. This area is more rustic than some of the other 30A neighborhoods, but definitely a charming location to vacation.
Gulf Place
Hence the name, Gulf Place offers the best views of the Gulf of Mexico. This beach community is casual and colorful, and offers visitors a diverse mix of beach, shopping, dining and art.
Gulf Place offers a village-like atmosphere where visitors can stroll along, shopping in various boutiques and stores, and everything is conveniently located within this unique walkable community. Roam through The Artists of Gulf Place, a collective of small galleries where artists showcase their work and offer interactive experiences. The Gulley Amphitheater, which often features live music and free concerts is located in Gulf Place.
Dune Allen
Dune Allen caps the stretch of the various 30A neighborhoods with sprawling stretches of sparkling white sand, turquoise water and beach cottages that speckle the shoreline. With sprawling beaches and miles of trails, Dune Allen is a nature lover’s paradise without many commercial businesses. Also located in Dune Allen is Topsail Hill Preserve State Park, which is home to a 3.2-mile stretch of secluded beaches with five coastal dune lakes and sand dunes.
Sandestin
Located on the west end of highway 30A, Sandestin offers the complete resort experience. Sandestin is a sprawling 2,400-acre resort that showcases the best of the Gulf of Mexico on its southern border and the Choctawhatchee Bay to the north. Sandestin Golf and Beach Resort offers family-friendly activities, from tennis and golf to pools and spas. Miramar Beach
Whether you enjoy outdoor activities, retail therapy or beachfront dining, Miramar Beach has it all. Miramar Beach is one of South Walton’s most fun-filled and diverse beach neighborhoods, only 8 miles from Destin and located at the westernmost end of highway 30A. The sparkling white sand and turquoise water are perfect for anything from lounging and soaking up the sun to adventure seekers renting jet skis or going on parasail rides. Sandestin is located within Miramar Beach…a town within a town! Another wonderful place to stay for tennis lovers is Tops’l Beach and Raquet Resort.
If this doesn’t intrigue you, maybe learning that famous movie actor Johnny Depp grew up in Miramar will. Johnny Depp once told the Los Angeles Times he worked construction as a teen and “built a bunch of those houses” in the western part of Miramar.
Panama City Beach
At the east end of 30A lies Panama City Beach. Panama City Beach is a waterfront town and vacation destination, known for its white-sand beaches fronting the Gulf of Mexico and a hotspot for northern Florida vacations. St. Andrews State Park has hiking trails and fishing piers, while Pier Park is the main shopping hub and a venue for major events.
