February 2021 average sales prices are better than February 2020 in all counties. Six of the 9 counties are showing a double digit increase in prices.  Davidson, Maury, and Cheatham range from 7.8% to 9.7% better than last year. Rutherford & Cheatham are the only counties below last years average sales prices. Median Prices in 2021 also increased over 2020 ranging from just 3.7% higher to 17.0% higher.

Unit Sales in February 2021 shows a decrease vs. LY in closed units in all counties except Davidson, Sumner and Montgomery. YTD five counties showed declines in Units Sold. The range was a  35.1% lower in Cheatham and 0.5% lower in Wilson County.

Available inventory going into March is very, very low. While everyone enjoys the good sales, the inventory levels are quite challenging to say the least. All counties have less than one month of inventory when UC-Showing is factored out. The number of days on market in February showed less than 30 days except in Cheatham County.
