January 2021 Monthly Real Estate Market Reports

January 2021 sales average prices are starting off with a bang! All counties are showing a double digit increase in prices, with the exception of Rutherford, when compared to January 2020. Remarkable too, that only Montgomery is showing an average selling price below $300K.

Unit Sales in January 2021 show an decrease in closed units in all but Wilson, Maury, Robertson, and Montgomery counties. Rutherford and Williamson were the only counties with a single digit increase over last December.
Available inventory going into February is still very low. The good side is the robust sales, but any inventory hitting the market is purchased very quickly. The number of days on market in January had no county showing more than 30 days. A few showed as little as 11 DOM.

New Home Sales Percent to Total Homes Sold is more than 30% in Rutherford, Wilson, and Maury. The remainder shows a low of 20.3% in Davidson to 29.7% in Williamson and Montgomery.
