FEBRUARY 2020 MONTHLY MARKET REPORTS

FEBRUARY 2020 Avg. Sales Prices remained higher in all counties except Maury for both the month and on a YTD basis compared to last year. Five Counties are enjoying a double digit increase over prior year. Montgomery leads all counties with 27.9%+ improvement in avg. sales price for the month, and 19.2% YTD.

YTD Median prices are higher in all counties as well, with Montgomery at 26.1%.

Unit Sales continue to be strong with all but Maury and Montgomery reporting more closes this year in February, and only Maury reports fewer closes on a YTD basis compared to same time frame last year.

Available inventory going into March continues to be quite low. All counties are at 2 months or less in availble inventory – if Under Contract/Showing is taken out of the equation. The YTD reporting period shows a slight increase in DOM in all counties and ranging 42 Days in Maury and 29 days in Davidson.

New Home Sales to Total Homes Sold is seeing little change from prior months. There are slightly higher percentages of New Home Sales in 4 of the counties, with Maury now reporting 32.9% while Davidson is still below 21.0%.
