September 2019 Real Estate Market Reports

Average Sales Prices for single family homes in SEPT 2019 remained the same or higher than LY in all the counties. The range for the month was 0.2% in Cheatham to 17.7% in Robertson. YTD, all 9 counties have higher avg. prices than same time frame in prior year with improvements ranging 5.2% in Robertson to 10.6% in Maury. The median shows improved prices in all counties monitored-from low of 3.6% to high of 11.1%.

Closed sales in SEPT 2019 continued to decline compared to Sept LY in 4 of the counties, and the same is true on a YTD basis. Davidson, Williamson, Rutherford and Montgomery show declining unit sales.

Available inventory going into October improved slightly compared to prior months. Currently sales continue to absorb the new entries to the market, keeping months of inventory fairly steady. SEPT 2019 DOM in most counties ranged from a low of 23 days in Robertson, to 32 days in Williamson County.

New Home Sales to Total Homes Sold is steady this year. There are some counties seeing growth simply due to new homes becoming available. Four of the 9 counties now have close to 30% new construction sales, and balance hover near the 25% range.
