Nashville Real Estate Monthly Market Report June 2019

Avg Sales Prices in JUNE 2019 were better than June 2018-in all but Sumner County.

Year-to-Date, all counties except Robertson, had increases in sales prices. All counties median prices remained better than the same time frame in 2018.

Davidson’s Avg. Sales Price in June hit $435,750 for an 9.2% increase over the prior year. Williamson County’s average sale price was $624,654-a 6.6% increase. Davidson & Williamson on a YTD basis, have increases over prior year of 7.5% and 8.4% respectively.

Closed sales in June 2018 continued to decline compared to LY in 6 of the counties. On a YTD basis, that count was only 4 counties.

Available inventory going into July was only slightly different from last month. The sales pace has had no lags, and has been quite effective in absorbing the new inventory coming to market. DOM in most counties did drop a bit compared to last month with 6 counties reporting less than 30 days. Williamson, Sumner & Maury were 30 or more.

New Home Sales Percent to Total Homes Sold is still consistent with prior months, with just slight changes from last months report.
