December 2017 Real Estate Market Reports

December average sales prices for the month shows double digit increases over December of 2016 in all counties with the exception of Robertson. The Median Sales Price also increased in Dec. 2017 compared to Dec. 2016. On a YTD basis, 2017 Avg. Sales Prices shows 4 counties with double digit increases. Davidson, Williamson & Robertson were in single digits.

Closed SFH sales in Dec 2017 vs Dec 2016 show decreases in five of the counties. YTD however, all counties increased or remained flat compared to 2016. The range was 0.0% in Williamson at the low end, while Wilson shows a 9.7% improvement over 2016.

Months of Supply fell in all counties in December. Total supply was 2.8 months in Williamson and 1.7 months in Rutherford. December is typically the lowest level of supply during the year.

New Home Sales as a percentage of total single family homes sold decreased slightly in all counties except Davidson. The results remain stable, with only slight variations month to month. Williamson is highest at 33.8% and Robertson at 12.3%.
