January 2017 Monthly Market Reports

Sales prices continued to climb in January, however Williamson and Maury experienced slight decreases compared to January 2016. Williamson also saw a drop in Avg. Sale Price compared to last month, Dec. 2016. However, median prices increased in all counties vs. last year. Rutherford, Maury, and Robertson have double digit increases in the median sales price compared to January 2016 median prices.

Unit Sales for the month of January 2017 vs. January 2016 were up in five of the 7 counties.  Williamson and Wilson Counties are both showing decreases for Units Sold in Jan. 2017 vs. Jan. 2016.
Months of Supply remains quite low. Williamson and Wilson have the most with a 2.2 month supply, while Rutherford continues to have the lowest at 1.2 Months. The Under Contract-Showing numbers are not in this calculation.

New Home Sales compared to Existing Home Sales continues to hover between 21% and 26% in most counties. Williamson still reports the highest percentage at 35.6% of total SFH sales. Robertson is lowest at 10.1%.
